I have found a house that I want to rent. Now what?

Once you have found a house that you would like to rent we would like you drive to the property and make sure you like the house and the neighborhood. If you still like it, please call Cozy Homes Management at (757) 873-8810 to schedule an appointment to see the inside of the house.

What is the Pet Policy?

If we decide to allow pets at a property, we will require an additional security deposit of $150 per pet and an extra $15 rent per month per pet. Vicious breeds of dogs (pit bulls and rottweilers) will not be permitted under any circumstances.

What is the minimum credit score for approval?

The applicant's FICO Transunion credit score should be a minimum of 600. A score of less than 600 may be considered with a higher deposit or a real estate cosigner. Credit score is not the only determining factor for approval.

What documents do you require when turning in an application?

When you submit an application to Cozy Homes Management, please be sure to bring the following items with you:

• COMPLETED APPLICATION – The application form has been provided to you along with this information sheet.
• $25.00 CASH FEE – Everyone age 18 and over is required to complete a separate application.
• INCOME VERIFICATION – Applicant must provide verification of income such as pay stubs, court ordered child support, a letter from the Social Security Administration, retirement income, or a 1099 (and copy of schedule C from last year’s tax return if 1099 is provided).
• PHOTO ID – A federal or state authorized photo ID.
• SOCIAL SECURITY CARD – Federally issued verification of social security number.

Are any utilities included in the rent?

No, utilities are the responsibility of the tenant.

Where do I get an application and where do I turn it in?

You will be given an application at the time of the showing. Once the application is completed it will need to be hand delivered to Cozy Homes Management, which is located at 707 Mobjack Place, Newport News, VA 23606.

What are the schools like in the area?

We do not have information about schools for any of our houses.
